

Rules and Regulations
◆ Appearance - Sites are to be kept clean and orderly, as determined by management. The cleanliness of the park is important to us. Tarps are not allowed to cover items or block off areas of the site. Satellite dishes are not allowed to be put into the ground with a post. They must be on tripods. If new dishes are found to be installed in the ground, removal will be immediate. STRICTLY NO SMOKING.
◆ Bicycles/recreational modes of transportation - Mopeds, Minibikes, ATVs, UTVs, and Side-by-sides ARE NOT permitted. Motorcycles must be registered to be driven on public roads with current tags, and registered at the front office, with operators must be at least 18 years of age with a valid driver’s license.
◆ Campers/Parents - Campers/ Parents are responsible for the safety and behavior of their children, friends of their children, and their guests at all times. Children under 18 cannot be left to occupy the campsite overnight without adult supervision. Children under the age of 12 must be accompanied by an adult at all times. Parents will be held responsible for the actions of minor children.
◆ Campfires - Fires are limited or prohibited at certain times. All fires are to be contained within the fire ring or pit. We reserve the right to monitor and control the size of all campfires. Do not place materials other than firewood in the fire ring. Fire rings or pits are not to be moved. Do not leave fires left unattended they must be extinguished before retiring or leaving the site. Dumping of charcoal or ashes in the woods is strictly prohibited. Do not put hot coals or ashes into the dumpster. Live trees are not to be cut down for firewood or for any other reason. Please refrain from burning leaves at any time.
◆ Firearms/Drugs/Alcohol - The use and display of firearms, bows and arrows, air arms, paintball guns, fireworks, explosives, weapons, and illegal drugs or substances is strictly prohibited. Violation of this rule will result in immediate termination of the reservation without a refund. Underage drinking will not be tolerated. In keeping with the family environment, excessive use of alcoholic beverages will not be tolerated. Any individual who violates these guidelines, or by their actions or words disturbs the peace, creates conflict, or otherwise creates a situation not in keeping with the family environment, will be engaging in improper behavior, and may be instructed to leave the park.
◆ Golf Carts - Golf carts are allowed with prior approval from Management. Insurance information must be on file. Licensed operators only. Must abide by the same 5mph speed limit. No gas-powered golf carts are allowed.
◆ Gray Water - State law prohibits the discharge of gray or black water (sewer) on the ground or stored in containers.
◆ Laundry/Clothesline - Clotheslines are not permitted on sites.
◆ Cancellation Policy - Cancellations 15+ days in advance will receive a refund minus a $25 cancellation fee. -14 days in advance will receive a 50% refund minus a $25 fee. -7 days in advance will not receive a refund.
◆ Personal Property - All Personal property brought into the campground is at the Registered Camper’s risk and campground management shall bear no responsibility for the damage, loss, or theft of such property. All campers assume the responsibility of maintaining proper insurance on their camper and personal property. We are not responsible for any damage to any camper or personal property for any reason including an act of God (i.e., wind, lightning, hail, fallen branches, trees, embers that drift onto the property, etc.), accident, fire, or vandalism.
◆ Pets - Pets are required to be leashed and under the control of the pet owner at all times. Maximum two (2) pets per site unless prior approval from management. (A $5 fee for additional pets may apply.) All pets must be currently vaccinated. All pet litter must be picked up immediately. Campers who do not pick up after their pets will be asked to leave- with NO refunds after 2nd offense. Small dog pens or tie-outs on site must be approved by management and must be moved or marked for mowing as needed. Pets are not to be left unattended outside overnight. Aggressive dogs will not be tolerated. Visitors of Campers are not allowed to bring pet(s) without prior approval from management.
**Broad River RV Park, LLC shall be held harmless and assumes no liability, implied or otherwise, for animal bites or injury. You, as a pet owner, specifically agree to carry your own insurance and agree to indemnify Broad River RV Park, LLC to cover any injury or damage, which may incur.**
◆ Quiet Hours - Quiet hours are from 9:00 pm to 8:00 am Sun-Thur, 10:00 pm - 8:00 am Fri/Sat
◆ Repairs - Please do not attempt repairs to campground equipment (faucets, drainpipes, electric outlets, etc.) Any personal repairs on units that require an outside source to come in must be reported to the office. If the office is closed (Sunday, Wednesday, Holidays, or after hours) then they must call the office number at 803-749-9100 before driving through the campground. Guests will be responsible for any damages done to the campground.
◆ Restrooms/showers - to avoid accidents or injury in these areas, it is required that an adult accompany children under the age of 12 years of age to all restrooms/showers.
◆ Payments - Balance is due on arrival. Late Payment fees WILL BE IMPOSED per agreement, if not received by 8 pm of due date.
◆ Autopay - If I prefer to set up auto-pay for my monthly site fees, I will sign the Recurring credit card payment authorization form. This form will stay on file and active until I give written notice to stop.
◆ Pay by Phone - If I prefer to call my payments in by phone, I will sign the Phone-in credit card payment authorization form. This form allows office staff to process my payment with a card on file when I call in to make my payment. This form will stay on file and active until I give written notice to stop.
◆ Online Payments - I can pay my bill online through the Campspot link provided in my invoice that I receive by email each month.
◆ Cash/Check/Money Order - Any payments made by cash, check, or money order will be processed by office staff and a written receipt will be provided to me.
◆ Fees - Any checks that are processed and come back as “Insufficient Funds” will incur a $40 processing fee. After the 2nd time Broad River RV Park, LLC has the right to refuse future payments by check. Any credit cards that are declined due to “Insufficient Funds” will incur a $40 processing fee.
MONTHLY CAMPER REGULATIONS:
Monthly campers agree with all the Rules and Regulations set forth herein. Monthly campers also agree with these additional rules as follows:
◆ CAMPER WASH - You may wash your camper once a month in the spring with prior management approval. Preferably weekdays only (unless arrangements have been made). No mobile wash detailing service is allowed unless approved by management.
◆ Steps / Platforms/Propane tanks - All platforms and steps require management approval. Any site improvements must be pre-approved in writing by management. Any structures become the property of the campground.
◆ SCREEN ROOMS – Only temporary 10ft x 10ft eazy-up screen rooms are allowed.
◆ SHEDS – Management must approve Rubbermaid storage containers before set-up / installation. No wooden sheds / carports. Sheds must be portable when emptied and broken down.
◆ SEWER HOOKUPS – Any plumbing issues caused by the camper will be corrected at the camper's expense. The camper must have a secured closed connection between their sewage hose and our sewage connector on the ground. The camper will be charged for any sewage spillage and cleanup.
◆ SPEED LIMIT - A maximum speed of 5 miles per hour throughout the campground will be tolerated, including all vehicles, golf carts, motorcycles, scooters, or any other wheeled method of transportation.
◆ UTILITIES - Campers are to connect to the utilities on their designated site only. Plug-ins should not exceed the number of receptacles on each pedestal. DO NOT pour any grease into the drains. No digging, and no permanent satellite hook-ups may be installed. No outside appliances – washers, dryers, refrigerators, freezers, etc., unless prior approval from management with the proper enclosure as described by the management. October – March Heat tape or foam insulation must be used from the camper to the ground.
◆ VEHICLE - Registered vehicles only, must be tagged and in operational condition. Limit two vehicles allowed per campsite unless prior approval from management and if space allows. Washing of motor homes or other vehicles is allowed with permission. No changing of fluid such as oil, gas, or antifreeze shall be allowed in any area of the campground. No repairs shall be made to vehicles except emergency repairs, approved through management. Do not park on other campsites without asking for availability.
◆ VISITOR / GUEST - Any person or persons who are not named on the initial registration form as a “Registered Camper”, and who has entered the campground is considered a visitor. All-day visitors must check out and leave the campground by 9 p.m. unless registered as an overnight guests and have paid the applicable fee. State Law requires us to know who is in the campground and on-premises.
◆ Miscellaneous - Do not feed stray animals. All campground buildings are non-smoking. No camper guest is to go on property that does not belong to the campground. It can be enforced as trespassing. For Clarification on areas allowed contact the front office at 803-749-9100.
◆ Conduct - Any disorderly conduct directed at staff, managers, guests, or other campers will not be tolerated and will result in IMMEDIATE termination of your camping privileges as well as removal from the campground without refund.
**This document is in no way to be construed as a lease or creating a tenant-landlord situation. The management reserves the right to amend or supplement the guidelines without notice. Violation of any of these rules can be cause for immediate termination of reservation.
All campers and their visitors are to obey all municipal, county, state, and federal laws and regulations.**
◆ Security Deposits - Monthly reservations have a $250 security deposit that is separate from site fees, so if booked online minimum amount due of $250 paid will go towards the security deposit. Guests must provide a 2-week notice of departure in order to receive the deposit back. Checkout refunds will be processed and returned to the card used for the deposit. If a Guest does not stay 30 consecutive days the monthly rate will convert to a weekly rate. When this happens the security deposit will be applied to the balance and guests will be responsible for any balance due.
◆ Monthly late fees: If payment is not received by 8 pm on the 10th a late fee of $50 will be added. Each additional day payment is late will be $10 (each day: 8 pm deadline).

Monthly Cancellation Policy:
Monthly stay cancellation's before arrival is non-refundable. Monthly stay cancellations after arrival require a 2-week notice. 1 week's notice cancellation will result in a $100 fee, less than a week's notice or no notice will forfeit your deposit. You may push your arrival date a maximum of 30 days before your deposit is forfeited. If the Monthly guest does not stay a full 30 consecutive days the rate will revert to the weekly rate and a balance may be due.
Annual stays and seasonal reservations (6 months) are non-refundable if canceled.
